The best rental properties with outside space

At the start of the summer, Rightmove reported that lockdown caused a change in the types of properties renters are looking for, with the biggest change being the desire for access to a garden. That’s a trend we’ve seen continue at Marsh & Parsons: whether applicants want a garden, a roof terrace or balcony, outside space has become increasingly popular for many prospective tenants.

‘I think many people who lived in a property without a garden made up their minds to move as soon as lockdown was lifted. Despite a drastic change in the market due to the pandemic, properties with outside space have been just as popular if not more than previous years’ says Brian Ashe, Senior Lettings Manager in Queens Park.

Area Lettings Director Emma Procter has reported the same trend south of the river. ‘There is always an increase in interest in properties with outside space in the summer months, but this has risen exponentially this year.’ She says that usually this demand reduces over winter, but ‘I’ll be very interested to see whether the same happens in 2020.’

Fulham Lettings Manager Alexandra Ball says that her applicants are still prioritising outside space, regardless of the upcoming change in weather. ‘It’s become apparent that outside space is really important and fear of a second lockdown has meant the demand for it, big or small, is unchanged. To give you an example, we recently let a two-bedroom flat within a week of marketing due to its roof terrace.’

Across the board, it’s clear that outside space is now an important factor for lettings applicants. West London
