What is a Gas Safety Certificate?

The Gas Safety (Installation and Use) Regulations (1998) requires all landlords to have any gas outlets in their property checked by a registered engineer who will then provide them with a Gas Safety Certificate (GSC). These checks are required annually and a copy of the certificate must be given to the tenants at the start of the tenancy. Any appliance that does not pass the check should be disconnected immediately and, when fixed and reconnected, a new gas safety check is required.

Gas outlets include:

  • Central heating
  • Gas heaters
  • Gas fires
  • Gas cookers
  • Gas pipework – including valves, regulators and meters

What if a Landlord does not do this?

A tenancy cannot legally start unless the Gas Safety Certificate (GSC) has been completed and the tenant holds a copy of it. The landlord must give the tenant this certificate within 28 days of it being completed and it must be retained for two years.

Failure to comply with these regulations can lead to prosecution or fines of up to £5,000. Added to this, allowing faulty gas equipment to remain in a property endangers the lives of the tenants and can lead to death and a conviction for the landlord of unlawful killing.
