Having been matching people and property for over 160 years, our established relationships, local know-how and award-winning marketing means we consider ourselves one of the best lettings agents in London. From sourcing quality tenants to securing the best rental income on the market, we have developed our lettings process to provide you with the best service possible, whether you are a new or experienced landlord.
It’s important to weigh up the pros and cons of different lettings services in London to ensure you find the right estate agent for you. Here are some key factors to consider to help you choose the right lettings agent:
Prospective tenants
We have a rigorous vetting process to find the best quality tenants that will treat your property with respect, and more importantly as a home. We have a unique qualification process that goes beyond just name and employment and ensures candidates are pre-qualified before they see the property.
Tailor-made service
Marsh & Parsons has the ability to tailor its service to your needs as a landlord, from finding tenants to ensuring your property is fully managed by an expert. Alongside our lettings service, we also have three different property management types which can be found here.
Getting the right price
Rental income is important, but we understand it’s equally as important to have peace of mind that your tenants are in it for the long term. Not only is Marsh & Parsons’ average tenancy over 28 months, but we also increase the rent value by an average of 3.5% meaning consistent income and a maintained relationship with tenants.
For a free valuation on your property and estimation for the rental market, please enter your details above, or contact us via our lettings valuation page.
Efficient problem solving
We understand that letting your property can come with its challenges and surprise situations, so it’s important to be reassured that someone is on hand if something goes wrong. That’s why we have a 24-hour emergency line for tenants to resolve issues quickly. For landlord issues such as ensuring rent fees are paid on time, these are often resolved within one day.
We pride ourselves on our quick turnaround times in getting your property to market. You will first receive your free property valuation within 24 hours of visiting the property. Once the paperwork is complete, market instruction happens within 1 hour. Tenancy agreements are also finalised within 48 hours of approving a tenant. Our team will also arrange any necessary pre-tenancy works, conduct deposit registration and holding, and carry out requisite inventory and check-ins. For more information on our lettings process, take a look at our simple step-by-step guide.
It couldn’t be easier to switch to Marsh & Parsons lettings service, whether you have one property to manage or a whole portfolio. If you are currently with another agent, you should check your signed terms of business to make sure you are able to switch. Once you have the green light, we will send you across our terms of business to sign. If the property is owned by a company or a trust, other elements such as anti-money laundering (AML) would need to be met before instruction.
Upon receiving the signed terms and conditions, we will check whether there is a valid EPC and, if so, we will look to begin marketing your property, ensuring that fresh photos are taken and advising on anything that needs to be done in advance of the property being let out. We will also require our own set of keys for viewings to commence.
