When someone is looking to buy or rent a property, they want to see it at its best to visualise its potential. To ensure potential buyers and tenants see your property in the best light, we advise preparing your property for photography and viewings with the following:
Entrance Hall
First impressions are everything. When viewing a property this is what a potential buyer or tenant will first be greeted with. Declutter this space by removing any personal items and make sure to keep this area smelling its best.
Living Rooms
Make sure this room is dressed and draw back curtains to let the light in. Remove any excess furniture to open up the room and put it into storage for the duration of the process.
Kitchen
Kitchens often have the strongest impact on potential buyers and tenants. Remove any clutter including pots and pans, fridge magnets and pet bowls. Open the door onto the garden to show the flow to outside.
Bathrooms
We tend not to use bathroom shots for marketing, however buyers and tenants will want to see this room on viewings. Remove any excess toiletries and try to have a clean and clutter free bathroom. Any towels should be neatly arranged and folded.
Bedrooms
Make sure the beds are perfectly made, we suggest neutral bedding that compliments the room. All clothes should be stored away and wardrobe and drawer doors to be shut.
Garden
Paths should be swept and weeded and any garden furniture should be cleaned. A freshly mowed lawn is desirable.
Other considerations
Move any vehicles from outside the property and if the property only has street parking, consider parking directly outside of the property then moving the vehicle for photos. Rubbish and bins should be moved out of sight.
