With the majority of buyers and tenants deciding whether to enquire on a property within seconds of viewing a listing, first impressions are everything, so it’s essential that photos and marketing materials showcase it in the best possible light. Here are our top tips on how to make your home stand out from the crowd.

Light

Lighting is one of the easiest elements to improve and one of the most impactful. Rooms flooded with natural light consistently attract more attention on online portals, and can be a reason enough for a potential buyer or tenant to book a viewing. Place plenty of lamps around the living space to reduce shadows and enhance the sense of space, and open blinds and clean windows to maximise natural light. To add a welcoming touch, switch any cool bulbs out for warm ones, and ensure all lights are the same colour to maintain continuity throughout the space.

Space

Clear rooms photograph better and highlight their true proportions. Move bins, pet items and everyday clutter out of view, and make sure surfaces are tidy and well organised. Hallways in particular can look and feel narrow, so it’s best to put away coats, shoes and bags and clear any walkways used during viewings. If you’d prefer to go a step further, place any excess furniture in storage, for example, unneeded chairs or side tables.

Neutral tones

A simple, understated aesthetic appeals to the widest possible audience, as it allows those viewing to envision themselves living in your property regardless of their style preferences. Seasonal decor, such as Christmas trees, should be avoided, as this can date photography. However, this doesn’t mean interiors need to lack character. A floral arrangement or subtle texture through cushions or rugs can add a welcoming feel.

Simple fixes

Addressing minor wear and tear can make a significant difference to how a home is perceived. A quick touch up of scuffed paint around door frames, skirting boards and light switches can instantly improve overall appearance, while resealing baths, showers and sinks where they have darkened will help bathrooms look more presentable. Checking all lights, taps and appliances are in working order helps reinforce a sense of care and regular maintenance. Though subtle on their own, these details come together to create an overall more inviting and reassuring impression.

Presentation is an investment in market success, and it remains just as important when preparing for viewings. The right ambience helps the visit feel less like a viewing and more like an opportunity to envisage living somewhere new. Spaces should be presented exactly as they appeared in marketing photography, ensuring furniture is in the same place and any layout changes, for example converting an office into another bedroom, are consistent with portal photos. Fresh air and natural light will help create a lighter, more welcoming atmosphere, so opening windows ahead of time is always a good idea. Air fresheners or diffusers can be especially effective in areas with limited ventilation, such as internal corridors, helping to maintain a pleasant scent throughout.
