COOL, edgy, arty and very conveniently situated if you happen to work in the City or Silicon Roundabout, Bethnal Green is less pricey than neighbouring Shoreditch, a short stroll away. A new bar or caf seems to open virtually ever week, and nowhere in London sells plants and flowers more cheaply or in such atmospheric surroundings as Columbia Road Flower Market, though you'll need to get up early on a Sunday to see it at its best. Don't expect suburban '30s semis - homes are mainly Victorian and red-brick, but the modern ex-local authority blocks here offer good value to first-time buyers and investors alike. Hammerson and Ballymore are proposing to redevelop former rail depot Bishopsgate Goodsyard, building more than 1,300 new homes, offices, shops and public spaces.
