Diary of an estate agent: Bishops Park

Working evenings and weekends is par for the course in our busy west London office but great pizza helps keep our spirits up. 22 April 2015

The start of the week is always busy with following up viewings and offers from the weekend.

We received offers on four properties on Saturday, two of which are looking promising, so it could be a happy day for a couple of our clients.

Then Im instructed on the most fantastic garden flat in the heart of Parsons Green. I expect a great result for the vendor and my team doesnt disappoint, with 11 viewings booked within 30 minutes of me returning to the office. Theres nothing quite like the motivation of earning individual commission.

We agree sales on three of the offers from Saturday by close of business. Im beginning to quite like Mondays.

Tuesday

Theres lovely sunshine brightening up the London skyline - its a real mood changer. This afternoon I am running a training course at our head office in Hammersmith on effective sales progression and conveyancing. Its not the snappiest of subjects, so I know I have to work hard to keep everyone awake.

After two hours peppered with good amounts of laughter, the session comes to a close. I am running five more of these sessions, so lets hope all the groups are as responsive.

Wednesday

How can it be Wednesday already? As always, the pressures on to exchange on various transactions before the end of the week. Both sellers and buyers want to know they have the security of the exchange of contracts so they can relax for the weekend. If only the solicitors shared their enthusiasm.

Quite often, it can be tricky to get hold of buyers during the working day, so I invite the team from our central Fulham office over to Bishops Park for an evening call-out to generate some more activity prior to the weekend.

With some rather delicious pizzas to keep the troops going - thanks to the superb Pappa Ciccia on Munster Road - we get to work, and it proves to be a real success.

Weve spoken to plenty of people and a good number of new viewings are booked. Its a positive reaction from buyers. We will definitely do this again.

Thursday

I get a flat tyre on the way to work this morning. I spend 15 minutes looking for my locking wheel nut and a similar amount of time changing the tyre.

Im late for a meeting and my hands are black with grime. Not a great start to the day.

I need to get on though, as I have a member of staff from another office shadowing me today. He is joining us from a well-known estate agency, so has a good understanding of the job, although he is surprised by how much emphasis we put on customer service.

Friday Its a very busy morning trying to tie up as many loose ends as possible before the weekend. I meet a good client for lunch, a local developer Ive worked with for years. We are currently selling five of his properties. We discuss the launch of a new property and the best marketing strategy, and agree on a multi-office preview to make sure negotiators from our four offices surrounding the property attend for a brief on the specification and finish. Thats 14 negotiators within two miles of the house. Then its the end of the week - hooray. Oh wait... Im working tomorrow.
