Press Release: Pre-World War 1 house breaks price record for Tooting

A unique property overlooking Tooting Bec Common is on the market for 3.35 million - a record for the area. The six-bedroom detached house, built in 1912 for an Officer in the British Army based in India, is being marketed by sole agent Marsh & Parsons.

Bought in 2002, the current owners have sympathetically modernised and restored the property, while retaining all of its original features, such as a colonial-style veranda and a log-burning fire in the hallway surrounded by Delft tiles.

Alex Philo, manager of the Balham office of Marsh & Parsons, said: "The price reflects what a magnificent property this is. Theres nothing like it in the area. The property boasts a large garden with one of the rarest mulberry trees in London, of which there are only a handful across the capital, including one at Kew Gardens.

The south London suburb was largely developed in Victorian times but with other speculative development going up in the Edwardian era and in the pre-war period. The area has become renowned for its grand houses and over the years has seen an increase in wealthy Londoners looking for bigger properties and a countryside feel, with only a quick tube or train journey into the City.

There are some good up-and-coming tree lined streets and four bedroom family houses go for in the region of 500,000. But some super prime houses which offer generous accommodation are finding their way onto the market. These houses if situated in Clapham Old Town or Battersea would be up to 25-35% more expensive.
