The first bit of advice I'd give to all loandlords, is of course, to choose your estate agent carefully! Secondly, all landlords should spend some time preparing their property for the rental market. The recommended marketing price will relate to the quality, size and location of the property, but you can maximise this price with a fresh of lick paint and a good deep clean. Consider fixing that broken window or chipped tiling! 'Dressing' a property with soft furnishings and artwork will brighten up an empty flat. During viewings, make sure the property is a good temperature and light bulbs are all in working order. A good agent will also assist in organising the legal documentation, but the two main basics to remember are a Gas Safety Certificate and an Energy Performance Certificate.
