In recent weeks, the market in W6, W12 and W14 has been increasingly buoyant as we draw towards the end of the year. December traditionally brings a trend of motivated tenants, albeit in lower numbers, looking to secure property as quickly as possible prior to the Christmas holidays, where cold nights, shopping and socialising limits the ease of searching. In comparison to this time last year, prices appear to have held steadily with marginal increase.
The fast moving area of the market has been dominated by one and two bedroom garden flats, which earlier this year saturated the market. Two bedroom garden flats around the 400-500 per week range are exceptionally popular, especially in W12 where the per square/foot value offers better quality compared to neighbouring W6 and W14.
Furthermore, we have also seen an increase in the amount of family houses becoming available, which offer value for this time of year, as landlord's are eager to avoid vacancy periods throughout Christmas.
