Grosvenor Waterside, Chelsea SW3 – Residential Investment PortfolioMarsh & Parsons were instructed by an investor to dispose of a portfolio in this prime London location. We advised that the current return would not support our target price and so positioned the deal as a 'yield based investment' delivering a 5.5% net rental guarantee for 2 years, successfully disposing of the scheme to a private investor. The development comprised 28 residential units in one block with 2 studios, 14 one bedroom, 7 two bedrooms and 4 three bedroom apartments. The net internal floor area was 18,677 sq ft. This self contained block was sold as a single investment and was subsequently rent and managed in it's entirety by Marsh & Parsons. This prime residential block exhibits a 5.75 % initial yield.
Collingham Place, SW7Marsh & Parsons were invited to advise on the conversion of a Victorian hotel into nine luxury apartments, providing recommendations for layout, specification and rental figures. We successfully sourced an investor for the entire development, pre-selling all of the units and going on to let and manage the properties for the client.
Ocean Views, Portland, DorsetMarsh & Parsons were instructed by Comer Homes, a national house builder to launch 84 'off plan' units in this landmark coastal development that is to overlook the proposed 2012 Olympic Sailing Venue. We were one of the first agents to introduce the Exchange Bond – an innovative financial product designed to provide minimum entry costs – and successfully sold all of the units a full 12 months before completion, with a two year 5.5% net rental guarantee.
Petergate House, Wandsworth SW11Marsh & Parsons were instructed by the developers to take this entire 36 unit new build development to the market pre-completion. We approached a consortium who exchanged contracts on the scheme and have now placed the individual units onto the market through both our New Homes division and branch network, enjoying significant capital appreciation in the process.
Bradstowe House, Harrow, MiddlesexMarsh & Parsons were invited to appraise a residential site with planning consent for 136 units. We validated the proposed pricing schedule for the developer and went on to suggest that they could capitalise on the strong market for 'off-plan' investment by approaching a consortium to engage in a block transaction. We successfully sold a parcel of 62 units through our exchange bond mechanism providing for minimum pre-completion entry costs with this exciting scheme. |
