The Bishop’s Park office of Marsh & Parsons has flats and houses, for sale and to let, in one of the most vibrant parts of London. “People love the village atmosphere of Fulham,” says Emma Clowes, Sales Manager. “From trendy boutiques to open spaces, great bars and restaurants, Bishop’s Park is a very self-sufficient part of Fulham.” The office oversees property in SW6 including Munster Village, the Crabtree Estate, Fulham Cross and the Alphabet Streets.

“We get a lot of buyers moving here from Chelsea and Kensington because the houses are bigger and have large gardens,” explains Emma. “There was also a lot of modern property added in the seventies and eighties, and the Chancellors Wharf development was built in the 1990s.

The high quality of local schools and the larger houses for sale are big attractions for families moving to Fulham. “The standard of local state schools is getting much better,” says Emma, “and the French school makes the area very popular with families moving here from France.” Among the best schools in the area are Thomas’, Hurlingham, Fulham Prep and the London Oratory not too far away.


Property types in Bishop’s Park

Unlike many parts of London, the style of property in this area is pretty uniform as Fulham’s prosperity turned from market gardening to housing when the District line arrived in 1880. Most of the properties here were built in the 35 years leading up to the start of the Great War, and row upon row of redbrick Victorian and Edwardian homes abound. Whilst flat conversions are popular, many of these homes remain as family houses and are popular because of their width and the size of gardens.

One exception to this uniform property style however, is the development of contemporary, waterside apartments nearby including Chancellor’s Wharf, and Fulham Reach, which are nearing completion.


Buying in Bishop’s Park

What will you get for your money?

As one of SW6’s most popular estate agents, Marsh & Parsons has property for sale in Bishop’s Park across all price ranges with a studio flat, for example costing about £350,000, while larger one-bedroom flats start from £450,000. Two-bedroom prices start from £550,000 rising to about £850,000 for a flat with a garden or roof terrace, although the larger examples of these can reach prices close to £1 million.

In and around the Munster Village area and towards Putney Bridge, one-bedroom flats sell for about £450,000 to £550,000 whilst riverside property is also widely available in Fulham where you can buy a three-bedroom flat with sweeping river views for £1 million in developments such as Rosebank. However, some of the developments along the river can command prices that considerably exceed this.

For a lesser outlay, ex-local authority flats are available with two-bedroom properties in blocks such as Robert Owen House SW6 for sale from about £450,000, whilst there exists a wide selection of purpose-built period mansion blocks together with period conversions in the roads leading off the Munster Road where a wide choice of sizes and styles exist for all kinds of purchaser. There also exists, although this is becoming rarer as stock decreases, the opportunity to find and add space to an existing house or flat by converting the loft and/or side return.

Families looking for houses for sale in Fulham can expect to pay from £975,000 for a two-bedroom cottage in Orbain Road SW6, rising to £1.25 million for a three-bedroom 1930s semi in the Crabtree Estate SW6, and about £2 million for a 2,000 sqft four- or five-bedroom house in the Alphabet Streets SW6. Between these ranges is a wide range of converted four-bedroom houses as well as the grand properties measuring over 3,000 sqft in the prime streets of Cloncurry, Doneraile and Ellerby.

The transport links are excellent, with the A4 and M4 leading out to Heathrow, and the convenient Tube lines into the City and West End including London Underground services from the following stations: Fulham Broadway (District line, Zone 2), Parsons Green (District line, Zone 2), Putney Bridge (District line, Zone 2), West Kensington (District line, Zone 2), Barons Court (District and Piccadilly lines, Zone 2), West Brompton (District line, Zone 2), Fulham Broadway (District line, Zone 2). Additionally, the new Imperial Wharf now offers London Overground services in the Fulham area. A river taxi runs from Chelsea Harbour and there are also frequent bus services.
