Press Release: Boat Race view adds a premium – but the river is the real star
Wednesday, 31 March 2010
House-hunters can expect to pay a premium for a Thameside view, but buyers need not push the boat out to afford a ringside seat of the boat race.
According to Marsh & Parsons’ Barnes office, riverside properties along the Boat Race course are significantly more expensive. A three-bedroom house in Barnes Village will cost around £650-850k, but a similar property on the river has just sold for £1.375m. Amongst the most expensive locations along the Boat Race course are Upper Mall (W6), where the average home is worth in excess of £1.5 million, and Embankment (SW15), overlooking the starting point of the race at Putney Bridge (where the value of a typical property is close to £1.4 million).
But there are more affordable alternatives. Marsh & Parsons has a three-bedroom apartment for sale on Holyport Road in Fulham (SW6) in a riverside development, on the market at £410,000. And for £749,950, a three-bedroom apartment in Riverview Gardens in Barnes is for sale, with stunning views of the river.

Peter Rollings, Managing Director of Marsh & Parsons said: “The Boat Race only lasts for 20 minutes a year, so it’s not going to add a huge sum to the value of your property. But having a riverside view in a desirable location along the Boat Race course certainly commands a premium.”
For a prime view of the finish line, Marsh & Parsons offers a unique four-bedroom modern property on the river Thames in Mortlake, for sale at £1,595,000.
"The spectacular panoramic views of the Thames from this house’s private roof terrace will be a big draw to buyers – not to mention the excitement of a grandstand finale in the Boat Race."
