Press Release: Estate Agents turn to online video to woo overseas buyers
The weak pound and falling prices have made central London property a great investment for overseas buyers - and the capital’s estate agents are turning to online video in a bid to capitalise.
Leading agent Marsh & Parsons, which has 14 offices in central, west and south London, has just commissioned its first video tour for a £1.8 million, five-bedroom house in Parsons Green. And managing director Peter Rollings believes online video has a key role to play in attracting the growing number of foreign nationals looking for a London property.
“Right now there are so many international buyers and it’s essential to be able to showcase properties as accurately as possible via our website,” he said.
“A video tour offers a much better feel for a property than still images alone can provide. It’s the next best thing to actually being there and I believe that in the near future it will become the norm.”
Marsh & Parsons offers online video tours starting from just £250, and Mr Rollings added that today’s highly-motivated sellers are happy to pay for the added impetus of a video.
“It’s a facility we’re offering to our vendors and there has already been a lot of interest. Vendors understand the impact a high-quality, professionally-made video can have in marketing their property.”
Filming, editing and online posting are provided by Real Property Tours, a specialist production company which identified the need for video marketing in the property industry more than five years ago.
Utilising the BBC outside broadcast expertise of managing director Lee Helliar, the company works with a number of leading estate agents, and offers services ranging from 90-second video cuts of an individual property to bespoke online TV facilities allowing an estate agency to showcase its entire portfolio. And Ms Helliar echoed Mr Rollings’ thoughts about the future of property marketing through online video.
“The market will demand it,” she said.
“Vendors and buyers have seen the growth of facilities like BBC’s iPlayer and the hugely increased use of video on news websites. They are starting to expect to see video whenever they are online, and they know that broadband speeds are getting faster and faster.
“I’m certain that video will soon be seen as an essential element in marketing any property.”
